The realtor does provide the customer with information about the inspector. However, it’s important to research the home inspectors that has been giving to you. Normally by Florida law every Realtor should provide the customer with three inspection companies. Most Realtors have three inspectors that they have worked with and have provided great service. Suggest that you call each inspector and ask them the following questions, years of service, what inspections do they perform, and are they certified. The inspector must be certified by the Florida Department of Business Professional Regulation and have the knowledge to do what is required. In addition, they must be able to do insurance inspections as well. It’s important for every home buyer to understand and decide if the inspector meets those requirements.
Furthermore, buyers have a grace period to obtain the inspection within a grace period. So, for each inspection, the home inspector must be qualified and certified. For example, wind mitigation, 4-point, and WDO inspections require additional certifications. Be wise to choose an inspector that is fully qualified to do all of the inspections. This can provide great savings when dealing with one inspector. There are several home inspectors that do not have the additional qualifications.
